Banbury Project Update – First Five Weeks on Site

After five weeks dedicated to strip-out and demolition works, the project now moves into its main construction phase, where the transformation of four existing buildings into 23 high-quality residential HMO units truly begins.

Over the past five weeks, our team has been focused on the first stage of the Banbury High Street conversion project, preparing four existing buildings for their transformation into 23 high-quality residential HMO units.

The initial phase has primarily involved internal strip-out and demolition works. Existing partitions, ceilings, floor finishes and redundant building elements have been carefully removed, allowing the project team to expose the existing structure and assess the buildings in greater detail.

This stage has also played an important role in supporting the ongoing structural design process. As the existing structure became accessible, our site team worked closely with the structural engineers by providing site information, carrying out inspections and confirming existing construction details required for the structural calculations and final design.

Alongside the demolition works, significant progress has been made in establishing the site itself. Temporary hoarding, welfare facilities and site safety measures have been implemented to ensure the project operates safely throughout the construction programme.

Preparing for the Next Phase

With the enabling works now largely complete, the project is entering its main construction phase.

Over the coming weeks, work will begin on the installation of a full perimeter scaffold together with a temporary roof covering approximately 800 m² of the existing buildings. Protecting the structure from the weather is a key milestone before the next stage of construction can commence.

The next phase will also include:

  • Foundation excavation

  • Reinforced concrete foundations

  • Removal of approximately 160 m² of precast concrete roof slabs

  • Preparation for major structural alterations

These works represent the beginning of the project's structural transformation and will form the foundation for the new residential development.

Looking Ahead

This project is scheduled over a 14-month construction programme, and this is only the beginning.

Each week we will publish a new update documenting the progress of the Banbury project, sharing key construction milestones, technical challenges and the work involved in converting four existing buildings into 23 high-quality residential HMO units.
